If you’re considering a move to New Smyrna Beach, Florida, you’re in for something special. Whether you’re retiring, raising a family, or just looking for that laid-back beach lifestyle, NSB has something for everyone. As a local realtor who lives and works here — and someone who grew up in this area — I’ve helped dozens of people find the right fit for their lifestyle.

Here’s my list of 8 awesome neighborhoods to check out, plus a little personal insight from me and my family. 🐚

1. Sugar Mill – Great for Families & Golfers 🏌️‍♂️👨‍👩‍👧‍👦

This gated golf course community in the heart of NSB offers peace, privacy, and beautifully maintained homes. It’s perfect for families or retirees looking for a low-maintenance lifestyle.
➡️ My sister lives in Sugar Mill with her family, and they absolutely love it — quiet streets, friendly neighbors, and easy access to everything.

2. Florida Shores (Edgewater) – Affordability Meets Convenience 💰🌳

While technically in Edgewater, Florida Shores is right on the NSB border and has become super popular for buyers wanting more space without breaking the budget.
➡️ My other sister lives here, and she loves how peaceful and family-friendly it is. Tons of potential and a great spot to plant roots.

3. Turnbull Area – Quiet, Underrated, and Full of Charm 🌿🏡

This is where I live, and I truly love it. The Turnbull area is tucked away from the hustle but still close to downtown, shopping, and the beach. You’ll find everything from charming older homes to newer builds on large lots.
➡️ If you want a hidden gem with a neighborhood feel, this is it.

4. Coronado Island/Beachside – For the Ultimate Beach Lover 🌊☀️

Want to walk or bike to the beach? This is the place. Located east of the Intracoastal, Coronado offers the best in walkability, beach access, and coastal vibes. From quaint beach cottages to luxury oceanfront condos, it’s got it all.
➡️ Great for retirees, remote workers, or anyone who wants to live the vacation lifestyle 24/7.

5. Venetian Bay – Resort-Style Living in a Master-Planned Community ⛳🏘️

Venetian Bay is perfect if you love the idea of community amenities — golf, fitness centers, walking trails, shops, and dining right inside your neighborhood.

6. Isleboro – Space, Comfort, and No HOA 🚗🌳
