Hometown Heroes Down Payment Assistance Is Back: What Buyers Need to Know
If you work as a nurse, teacher, firefighter, police officer, or in one of a handful of other frontline jobs in Florida, I have good news. The Florida Hometown Heroes Housing Program relaunched on July 13, 2026, and this round comes with $50 million in down payment and closing cost assistance. If you have been waiting for the right moment to buy a home in New Smyrna Beach or anywhere else in Florida, this might be it.
I get asked about this program more than almost anything else. So let’s break down exactly what it offers, who qualifies, and why you should not wait to check your eligibility.
What is the Hometown Heroes program?
Hometown Heroes is a Florida Housing Finance Corporation program built for the people who keep our communities running. It helps eligible first time homebuyers cover the upfront cash it takes to close on a house, which is often the biggest hurdle for buyers who otherwise qualify for a mortgage.
Here is what is on the table in this 2026 round.
- 5% of your total mortgage amount goes toward down payment and closing costs
- Up to $35,000 in assistance, with a $10,000 minimum for most loans
- 0% interest, with no required monthly payments
- A deferred second mortgage that is not due until you sell, refinance, or pay off your first mortgage
To put it simply, this is not free money and it is not a grant. It is a zero interest loan that sits quietly in the background until you sell your home, refinance, or move out. For a lot of buyers, though, it is the difference between renting another year and finally closing on a home.
Who qualifies for Hometown Heroes?
This program is built for the people who show up for the rest of us every day. Eligible occupations include:
- First responders, including fire, EMS, and hospital emergency staff
- Healthcare workers, including hospital, dental, and assisted living staff
- K-12 educators at public, private, charter, and magnet schools
- Public safety and court employees, including law enforcement and corrections
- Licensed child care workers
- Active duty military, reserve, National Guard, and veterans
There are two basic requirements on top of your occupation. You need to be a full time employee of a Florida based employer, and you need to work at a brick and mortar location in Florida. Remote employees do not qualify, though hybrid employees who are on site regularly generally can.
Why timing matters this year
Here is the part that catches people off guard. Hometown Heroes funding goes fast, and it always has. This is a first come, first served program, and once the $50 million runs out, new reservations pause until the next funding round opens.
Florida Housing has estimated this round could last several months, but past rounds have moved much faster than expected once word gets out. If you are even considering buying a home in the next year, it is worth checking your eligibility now rather than waiting until you are ready to make an offer.
What this means for you
New Smyrna Beach and the surrounding Volusia County market have stayed more affordable than many other parts of coastal Florida, but closing costs and down payments still add up fast. A program like this can be the difference between needing to save for another year and being able to buy this season.
